Using a thermal imaging camera we will examine the floors, walls, and ceiling for temperature variations that are typically signs of small water leaks or misplaced registers and insulation.

If any repairs are to be made you can provide us with the contractor’s information and we will verify that they are licensed, bonded, and insured.

PREMIER INSPECTION

We will scope the drain from an accessible 3-inch or larger cleanout. If no cleanout is found half the fee is refundable. A more invasive scope can be done by pulling the toilet. This is an additional $125.

We place a Radon testing machine in the home for 48 hours and then you receive a report of any Radon levels found.

We inspect the bottom levels of the home and the exterior of the home for signs of a current infestation of termites, carpenters ants or beetles. We also look for conducive conditions leading to a future infestation.

Within 3 months after the repairs are made. We will come back out and verify that the repairs were done correctly and the items are no longer deficient.

Other Inspections We Offer

We will do a walkthrough inspection of the home to determine where the most likely place for mold to be is and we will either do a swab, air sampling, or both and send the samples off to the lab for analysis.

A foundation inspection is the first step to determining if your home has any potential structural issues. We will examine both the interior and exterior of your home’s foundation, looking for signs of cracks, settling, or other damage.

Inspector will inspect the interior and the exterior for current infestation of wood-destroying organisms, such as termites, carpenter ants, or carpenter beetles, and look for conducive conditions that could lead to a future one.

Radon is the 2nd leading cause of lung cancer in the US. Make sure you and your family are protected by getting your property inspected. We will place a Radon detection machine in the home and leave it for 48 hours then run the results for any Radon levels present.

A well inspector examines the well equipment and tests the water quality. When surveying the equipment, the inspector checks the condition of the well and its parts, including the pump, casing, storage tank, cap, and vents. The inspector also does a visual check on all seals, gaskets, screens, and overflows. Our water tests include checking for: Coliform, E.coli bacteria, Nitrate, and Arsenic.

Well recovery testing allows us to verify that the pump and well are able to produce enough water to meet the needs of your household. This type of test is a stress test that tells us the average number of gallons of water produced by the well per minute over a two- or hour period as we offer both.

Find out if your water is safe and free from bacteria through our water quality testing service! We will test the water for Coliform, E.coli bacteria, Nitrate, and Arsenic.

We will inspect the property for an underground Oil Tank.

We will conduct a field study of the foundation and provide our report to our engineer who will then certify the foundation. If there is an addition that needs to be certified it would be an additional $100.

We offer NFPA 211 Level 2 Fireplace Inspections. We will be looking for the basic soundness of the chimney structure, and flue, as well as the basic appliance installation and connections. We will also verify the chimney is free of obstruction and combustible deposits.

A qualified home inspector assesses the property’s condition, including its heating and cooling systems, electrical work, water, and plumbing, as well as some fire and safety issues.

We will inspect all interior and exterior components of the newly built home before the drywall is put into place.
